As a result of an extensive neighborhood planning process that took place in 2008, there are several transformative projects underway in North Camden, including two housing developments and a signature waterfront park. Whether you are a student at one of the nearby universities or a new resident, North Camden is a neighborhood rich in history and at the forefront of critical economic development- a great place to purchase your first home.

History of the Area

North Camden, the first neighborhood in the City of Camden, has a rich and varied history, traces of which are still visible today. First settled in the 1760s by European fur traders, North Camden is home to the City of Camden’s oldest standing structure, the Joseph Cooper House, constructed circa 1709 and situated in present-day Pyne Poynt Park. The 1800s brought industry and rail to North Camden, supported both by the neighborhood’s proximity to Philadelphia and by its own expanse of waterfront, which became home to a range of manufacturing and port activities. By the early 1900s, North Camden was a hub in a growing industrial region and home to a rapidly rising population of European immigrants. Separated from downtown Camden by the construction of the Ben Franklin Bridge in 1926, North Camden faced an extended period of disinvestment. Today North Camden is largely residential and enjoys close proximity to Camden’s growing education and health care anchors and 2 miles of developable waterfront land, boasting tremendous views of the Philadelphia skyline.
